Compass has officially dismissed its lawsuit against Zillow following changes to Zillow’s home listing policy tied to pre-marketed properties. The legal dispute centered on Zillow’s restrictions involving listings that appeared as private exclusives on brokerage platforms before being posted on Zillow and the MLS.

A Legal Fight Between Two Major Real Estate Companies

Compass and Zillow are among the largest and most influential companies in the U.S. housing industry, with both playing a major role in how homes are marketed, searched, and sold online. Compass filed its lawsuit against Zillow in June 2025 after challenging Zillow’s Listing Access Standards, which restricted certain publicly marketed homes from appearing on Zillow if they were not broadly shared through the MLS within a short timeframe.

The dispute gained national attention because it reflected a larger debate inside the real estate industry over private listings, pre-market exposure, and consumer access to inventory. Compass argued that Zillow’s policy limited seller flexibility and unfairly affected brokerages using phased marketing strategies for listings.

Zillow Policy Change Brought the Case to an End

Compass announced it would voluntarily dismiss the lawsuit after Zillow revised its policy and confirmed that listings publicly marketed on Compass-owned websites or Redfin.com would no longer be excluded from Zillow. The dismissal was filed without prejudice, meaning Compass retains the option to pursue similar legal action in the future if circumstances change.

Zillow also introduced Zillow Preview, a feature that will display pre-market and “coming soon” listings on Zillow and Trulia before they officially enter the broader market. Compass described the update as a positive step for homeowners and agents seeking greater control over listing strategies.
